Plans submitted for new grade A office building at Brabazon

Plans have been submitted for a new landmark Grade A office building at the heart of Brabazon, Bristol’s newest city neighbourhood.

Designed to become a welcoming gateway to North Bristol, the eight-storey building will seamlessly bring together transport, workplaces and public spaces - creating a vibrant new hub that connects people and place.

Positioned between Station Square and the new station at Brabazon, the scheme will provide a vital link between the emerging community and the wider city, welcoming commuters, visitors and residents alike.

In response to a growing need for more commercial buildings in the city, the eight-storey building is set to become both a gateway to the community and a hub of movement and exchange - all underpinned by ambitious environmental credentials.

A place designed to connect

The new office building forms part of the ambitious masterplan for Brabazon being delivered by YTL Developments with aspirations to make arriving at the new neighbourhood an experience in itself.

It brings together three key uses in harmony: a modern, flexible workspace, active ground floor uses including café and retail spaces and a fully integrated station ticket hall.

The eight-storey building will provide high quality, flexible workplaces designed to support wellbeing, collaboration and productivity. At ground level, a generous double-height entrance and active frontages will create a welcoming and accessible environment, encouraging social interaction and making Station Square a lively and engaging public space.

The design also prioritises clear and inclusive access routes for visitors and commuters, connecting seamlessly with the new station at Brabazon and enhancing the experience for those arriving by train.

The thoughtfully designed ground floor seamlessly blends the private office space with the station entrance, publicly accessible cafe and vibrant public square. Sustainability at the heart

Environmental performance and wellbeing are fundamental to the proposals. The project is targeting an ambitious suite of industry-leading certifications, including an EPC A Rating, BREEAM Outstanding, NABERS 5 Stars, WiredScore Platinum, SmartScore Gold and WELL Enabled accreditation.

A range of sustainable design measures have been embedded within the scheme, including passive design strategies to maximise natural light and reduce heat gain, high-performance glazing and horizontal solar shading. Biophilic features such as green planting, ecological buffers and a landscaped roof terrace will provide access to nature and support biodiversity.

The building will also encourage sustainable travel choices, with extensive cycle storage, showers and changing facilities provided to promote active commuting.
Importantly, the integration of the office with the new station premises encourages public transport use and helps to reduce car dependency - a crucial step towards creating a truly connected, walkable and sustainable neighbourhood.
