Modern, sophisticated office space without compromising its historical significance

The Grade II listed building at 92-93 New Street sits nestled in the heart of Birmingham city centre, within the Colmore Row and Environs Conservation Area.

Despite its prominent location, the building faces significant challenges in its current use, leaving much of its potential untapped.

While the ground floor accommodates shops, the upper floors remain mostly vacant, offering only basic office space.

Recognising the potential for transformation, our aim is to revitalise the building by adding new floors, meticulously restoring the original windows and completely reimagining the attic space to create a vibrant, modern workplace.

Located near key transport links, including the Midland Metro and Birmingham New Street Train Station, the redeveloped building will be perfectly positioned to attract a diverse range of professionals from Birmingham and across the West Midlands.

Carefully preserving the building’s rich history

Built in 1869, the building obtains a rich history, from its first use as the Masonic Halls housing the lodge with a large hall on its first floor used for public events. In 1929, it was converted to a cinema, and while everything inside the building was removed, the frontage facing New Street and the facade facing Ethel Street and Pinfoil Street remained. With this in mind, we wanted to be sensitive in our proposals in retaining much of the building’s iconic exterior features. This approach balances the need for modern functionality with a deep respect for the building’s history, ensuring that its legacy is celebrated while securing its future.

A standout destination in Birmingham’s city centre

To honour the building’s Victorian charm, the facade will see a thoughtful restoration, reinstating original window designs and reopening blocked openings. A new rooftop extension will replace the outdated attic, drawing inspiration from the original structure with refined pilasters and a contemporary nod to the building’s historical elements.

On the ground floor, the retail units will enjoy modern glass shopfronts, adding activity and vibrancy to the streets. On the upper floors will sit the high quality office spaces, seamlessly blending heritage and sustainability to create attractive, energy-efficient environments for modern professionals.

Our design seamlessly blends sustainability and biophilia with modern functionality, delivering a space that exemplifies high ESG standards, with features including a green roof, air source heat pumps, enhanced fabric performance and rooftop photovoltaic panels. By prioritising good circulation, natural daylight and effective heating, we aim to create an environment where people feel comfortable, productive and happy every day.
