Project Overview

Welcoming families within this verdant, flourishing community

Surrounded by green space and vibrant public realm, Beaufort Park in Bracknell is a community of 226 new, high-quality homes. A mixture of two and four bedroom family friendly houses, this landscape-led residential masterplan is a perfect setting for raising a family and building strong community ties.

Addressing the area’s affordability issues, affordable housing makes up 50% of the site. Within the masterplan we have included a variety of houses of mixed tenure, ensuring that there are homes which cater to all families.

We have prioritised the health and wellbeing of Beaufort Park residents by incorporating children’s play and adventure trails, pocket parks, communal gardens and a network of pedestrian-friendly paths, within easy reach of all homes. In the heart of the Bracknell forest, the project will provide 5.75 hectares of Suitable Alternative Natural Greenspaces (SANG), with nature trails throughout. These are not only open to Beaufort park residents, they are accessible to the wider Bracknell community, inviting everyone to enjoy this outdoor space.

With newly introduced plant species, Beaufort park delivers biodiversity net gain, enhancing the species richness and biodiversity value of this site now and into the future.

Character areas

Thriving communities within inviting neighbourhoods

Creating a sense of place and neighbourliness, we have arranged the different home types into three distinct character areas. Heathland Gateway, Park Avenue, Forest Ride. Each has their own identity, whist still feeling like part of a connected community.

Arranged around a central park, homes in Forest Ride have engaging, playable areas on their doorstep for families with younger children, which require closer supervision. To ensure the safety of residents, we have implemented traffic calming measures in this area such as cul-de-sacs and cycle routes.

Heathland Gateway is the arrival point to Beaufort Park. We have minimised on street parking in this area to emphasise the natural features and green connections as you enter the site. This area is where residents can access the surrounding heathland and SANG from.

Large detached and semi-detached houses in Park Avenue are set back from the street by attractive front gardens and are connected by a central pocket park.

Community engagement

Engaging, exciting play spaces, open to all

Throughout the site we are fostering a sense of community through providing a variety of play spaces to encourage both active and passive play.

We have incorporated children’s play areas and adventure trails nestled amongst the retained woodland to provide exciting and challenging play opportunities. Throughout the site we have included, pocket parks and communal gardens for neighbours to meet, socialise, and grow food and open green spaces for quiet reflection and informal play.

We are inviting the wider Bracknell community into the area, by making the play spaces and SANG accessible to all.
